Last Cast Letter #28: Potentially Interesting Opportunity

Hi All - Happy Wednesday. It’s the last day of the month, which means it’s time for the Last Cast Letter.

I'm in New York City today for the StockTwits CashTag awards so this won't be a particularly long newsletter.

One of the main reasons I'm building this list, however, is to be able to go directly to roughly 1000 of you about investing opportunities.

My broker in Colorado (and old hockey linemate!) sent me a smaller deal in Boulder that caught my eye. We're in the earliest stages of due diligence, but I thought it was interesting for a few reasons:

  • It's off-market

  • There is seller financing available

  • The owner is an old lady who's owned it forever

  • She also self-manages it

  • Therefore, rents are below market

  • TBD, but a light facelift could result in a dramatic upgrade

  • We also have a team in Boulder already

For those reasons, I’m continuing to explore it. If it checks out, I’ll be reaching out to people I’ve previously spoken with about co-investing—folks who’ve expressed interest and alignment in the past.
